The Warm Homes Loan Scheme launches on Stax on 12 October 2026. Shermin Finance has worked closely with DESNZ on the scheme rules, and Stax is the platform that originates and processes scheme loans. Eligibility, MCS evidence, the grant, the rate reduction and the Department's reporting are all handled inside the journey your team already uses.

How a Warm Homes loan is built
Stax deducts the declared grant from the product value before it sizes the loan, then applies the scheme rate reduction. The customer sees one monthly payment.

Move one. The Boiler Upgrade Scheme grant, declared at quote, comes off first. The loan is sized on what is left.
Move two. Government support arrives as a reduction to the loan's interest rate of up to 5 percentage points, so the customer sees a cheaper payment. Not a cash grant.
Move three. The payment lands. One figure, one agreement, signed electronically in the same journey.

End to end
Choose the measure or combination. Stax checks the installer's MCS certification and what MCS has already certified at the property, declares any Boiler Upgrade Scheme or Home Energy Scotland grant, and sizes the loan on what is left.
The customer's details, declarations and tenure are captured on one page, with the quote locked alongside. Owner-occupiers and private landlords are both eligible.
The application is routed to the scheme lenders in your lineup. The customer watches the decision land and signs the agreement electronically, with the scheme rate reduction already applied.
Before any money moves, Stax validates the MCS certificate: live, matching the property and technology, installer still accredited. Stax polls daily for certificates as they are lodged.
Stax prepares the monthly DESNZ return, the daily evidence packs and the quarterly reconciliation for the lender. You do nothing extra.
